Local real estate expert, Mark Carlisle, notes that Birmingham, Alabama, the "Magic City," is the "population center of the state of Alabama. With approximately 1.1 million people living in the Birmingham Metropolitan area, the city has a little of something for everyone." Experts Linda and Ken Champlin paint the picture of the local market. They say, "Currently there are 1,073 homes on the market with an average list price of $141,865. With 97 homes sold in August this equates to a 11 months supply. August saw 97 homes sell with an average sales price of $136,773 compared to 116 homes selling last for $103,054 or a 32.71% increase in price." Prices are on the rise -- great news for sellers, but also for buyers looking for an area that will hold its value. They continue, "For the seller because there are more homes on the market they may be faced with a longer selling time and must be willing to negotiate on offers presented."
