Southern Oregon Waterview Homes Flow With Sales

Realtors in Southern Oregon towns such as Rogue River, Central Point and Klamath Falls suggest that sales are strong and will continue to be strong throughout the spring. Rogue River "This is the time to buy in Southern Oregon and this is the time to sell," says Realtor Chris Barnett. "Homes are selling quickly. Property values are increasing for buyers. Southern Oregon is a great place to live!" Central Point "Central Point has seen both strong sales and strong appreciation," say Realtors Evan McArthur and Vic Nicolescu. Year-to-date sales in 10/04 were 29 percent higher than a year ago, and median sales price is 20 percent higher. Half of all 10/04 sales occurred in 31 days or less.Homes priced at $210,000 and below make up 65 percent of the Central Point market, and sell in an average of 45 days. Homes between $210,000 and $400,000 make up another 32 percent of the market and sell in only 48 days. This latter group includes most of the new construction in Central Point." Klamath Falls "This year has been a year of exceptional real estate activity in Klamath Falls and other communities in Klamath County," suggests Realtor Sherry McManus. "Property at nearby Running Y Ranch Resort is also a "hot market," bringing many buyers for upper-end housing from California and other areas. Klamath Falls has seen an increase in homes sold and in median prices for the area. It continues to be a popular place for finding good real estate values, especially when compared to the rest of central/western Oregon and all of California." McManus advises, "Buyers are still attracted to home ownership while interest rates remain low, and sellers with homes that are well-priced for the market and in good condition are seeing quick sales. Fall 2004 inventory of all properties has been at a record low for our area, so this is still an excellent time to place a property on the market."
